Foundational Builders Brings "The Hive" to Glenrock

At Foundational Builders, we are excited to announce our latest project, “The Hive,” a dynamic new residential development in Westwood, just a few blocks west of the UCLA campus. This project marks a significant transformation from a small multifamily building dating back to the 1930s to a modern, six-story apartment complex designed to meet the evolving needs of the community. We are currently in the building process.

Project Overview:

The Hive will feature 18 residential units, strategically designed to maximize space and comfort, above a single subterranean level that includes 10 parking spaces. This 21,030-square-foot development will stand at 67 feet tall, offering a mix of spacious three-bedroom and four-bedroom units.

Key Features and Design

-Residential Units: The building will comprise five three-bedroom units, averaging 1,020 square feet each, and 13 four-bedroom units, each averaging 1,220 square feet.
-Height and Density: The development team is pursuing approvals for a seven-unit density bonus and a 21-foot height increase, enhancing the building’s capacity and functionality.
-Affordable Housing: In alignment with community needs, three of the units will be reserved for very low-income households.
-Amenities: The Hive will offer 1,676 square feet of usable open space, including a landscaped roof deck for common use, private terraces on each level above the ground floor, and a state-of-the-art fitness room.
- Sustainable Transportation: In addition to 10 automobile parking spaces, the project will provide space for 70 bicycles, promoting eco-friendly transportation options.
